Resistance to mold and algae, wind survival - these are features important to your roof lasting as long as possible on the coast.

Roofing 101
Your roof is comprised of several layers. First is the roof deck or sheeting - commonly plywood or in newer homes wafer board. Older homes may have tongue and groove boards or even 1x4 strips. On top of this will be a layer of roofing "felt" or under - layment that provides a thermal barrier and a secondary barrier against water penetration. On top of this will be the actual roof material - shingles (composite or wood), rolled composite roofing, metal roofing or possibly a rubberized membrane.

  • The underlayment may be traditional roofing felt - available in 15 and 30 lb weights, or a synthetic product. Typically 30 LB ASTM rated felt should be used, or its synthetic equivalent. Safeguard30 is a modern synthetic underlayment that outperforms traditional products.

  • Around the perimeter of the roof will be flashing. This protects the decking from water penetration.

  • Products are sold by the "square". A square is 100 sq feet or a 10'x10' area. When calculating the amount of felt or shingles required this is referred to as "squares" - a 1000 sq ft roof would need 10 squares of material. Check the product you are purchasing for coverage - for example 30 LB ASTM felt covers 2 squares per roll.
    When purchasing bundled shingles for larger projects pay attention to the number of shingles required to cover a square.

  • Shingle attachment is critical for proper roof performance and warranty protection. Make sure you use the correct nails for your area (very close proximity to the coast would suggest stainless steel roof nails even though they are of higher cost). Commonly a 4 nail application is used, but roofs exposed to high winds may require a 6 nail application. Always check with your installer and the manufacturers warranty to make sure the correct fastening system and application is met to meet warranty requirements.

  • Specialized products are sold for hip and ridge areas. In some cases the shingles may be cut and used to cover these areas but increasingly products designed for this purpose are being utilized for better performance and appearance.
 
  • Valleys are the regions where different roof pitches come together. These must be protected as water will collect in these areas as it runs off the roof. Special flashing and membrane products are available to provide this increased protection.
 
  • Installing shingles when temperatures are low and/or there will be limited roof heating from the sun requires hand tabbing. This process augments the adhesive strip on the shingle itself which requires heat to set up. Typically a couple dime sized spots of roof adhesive will work just fine - but always check with the manufacturer to make sure application requirements are met.

This information is meant to be informative and if in doubt always consult a qualified roofing contractor for advice.
When replacing your existing roof be sure to inspect all aspects of the roof structure. It is not uncommon to find rotted decking where valleys have had the flashing fail, or where leaks have penetrated the felt over time. Any compromised decking should be replaced before the new roof is installed. Flashing should also be inspected and replaced if any rust or corrosion is found.
